What Causes Foundation Problems in ME and Southeastern NH?

A home is only as strong as the foundation it rests upon. However, if that Maine foundation isn't placed on good, firm ground, the strength of the foundation can be a moot point. Foundation problems are most often caused by changes in the soils that surround the home. When a foundation problem is not addressed, it continues to worsen, and in some severe cases, it even leads to total failure of the walls or structure. Between drought and rainy conditions, changes in the moisture levels of Maine soils can easily lead to significant foundation damage. When soil soaks up moisture from poorly-drained rainwater, leaks in water lines, or plumbing, or a raised groundwater table, it can cause the soil to expand, lifting the house upwards and causing movement. And as foundation soil dries out, the change in soil density will cause the foundation to shift back downwards. When foundation soils are too weak to support the weight and pressure of a foundation, it can sink into the soft soils and sustain damage to the structure. It's possible to design a home with a footing specifically designed to spread out the weight in a way that reduces the potential of shifting and settling, but most residential construction plans have been designed with general guidelines in mind and not the specific soil conditions of the home. This soil consolidation causes downward movement in as the clay becomes packed, or foundation will sink downwards into the earth.

If there are dips and raised areas in the area where the house is planned, they must first be leveled off and filled in to create the flat area where the foundation would be placed. This process can create a situation where the filled in areas are filled with loose backfilled soil, where other areas have dense, untouched ground that provides much more support. This may cause your foundation to settle unevenly due to disproportionate soil support, leading to potential foundation issues.

As more and more moisture is drawn from the earth through the expanding root systems of maturing landscaping vegetation, the soil will begin to dry and shrink. Especially in cases where the foundation is close the surface, a broad root system will be present and damaging to the home. This pressure can build to the point where it begins to exceed the load-bearing capacity of the walls and cause them to crack, bow, shear, or lean under the weight. As the pressure builds, it often exceeds the load-bearing capacity of the walls, forcing them to bow, lean, shear, or crack. This soil expansion will create a great deal of pressure on the walls, sometimes leading to several tons of lateral pressure per square foot!
