I'm about to begin finishing my basement, but would like to have it waterproofed before I begin construction. My home is about four years old, but it's experienced some foundation leakage since day one. There used to be a real problem with leakage around the foundation pins, but then I added some rain gutters, and that seems to have eliminated the problem. Still, with a heavy winter and a wet spring, I'm concerned that some water could get in, and I'd hate to have that happen after putting up walls. Ideally, I'd like to get a quote for coating the interior walls and floor with a sealant. I've also had quite a few cracks form on both the walls and the floor, and would like those repaired at the same time. I have an 1890 house with a stone foundation and dirt basement floor. There are multiple small concrete slabs that have been poured over the years for different uses i.e. furnace, water tank, etc. About a quarter of the area has the brick bottom of a water storage cistern left also. The whole thing sits on ledge at floor level. The dirt seems to be there only to level off the low spots in the ledge. I am looking for some ballpark pricing to put in a floor to help deal with moisture and provide some storage space.
