Homeowners from Milton Mills, NH reached out to TC Hafford Basement Systems for a free estimate to address their basement concerns. They felt their foundation and lally columns were starting to fail and wanted to restabilize everything, as well as waterproof the area to address the moisture in their basement and separate crawlspace. We came up with a plan to address each area's needs given the conditions in each space.
For their crawlspace we first installed CleanSpace with Drainage Matting to encapsulate the area. Drainage Matting is a durable barrier with dimples to help channel water and elevate the CleanSpace, keeping it clean. CleanSpace is a durable, inorganic vapor barrier that gets attached to the walls and seals up the crawl space, keeping moisture out. SprayFoam was installed on the rim joists and walls to insulate the area, keeping cold air out during the winter, making the space more comfortable, and saving the homeowner money on their energy bill. Finishing out the full waterproofing system of the crawlspace was the installation of a SaniDry Sedona dehumidifier which allows the basement to be kept at a safe humidity level all of the time.
For the basement area we needed to address the foundation issues with StableLock Wall System. StableLock uses modern concrete forming and shoring techniques to fill the voids of the existing wall and stabilizing it to leave a smooth wall. Traditionally, a failing foundation would be repaired but lifting the home and a new foundation being poured. The homeowner would have to move out for a period of time and the costs can be astronomical. With StableLock, the homeowner never has to leave the home and they can save money all while getting the benefit of a new foundation wall. Now that StableLock has been installed, the homeowner and their family can live in their home without being concerned that their safety is at risk.

Our team installed a TripleSafe Sump Pump with an UltraSump Battery Back-Up. The inclusion of the UltraSump Battery Back-Up is important to keep water out of the basement even during power outages, which tend to be very common in New England during storms. Once the water gets to the TripleSafe Sump Pump, it has to go somewhere. A discharge line is connected and fitted with IceGuards to prevent freezing and buried. Water is taken away from the home where it is no longer a problem. Finishing out the waterproofing system was the installation of a SaniDry XP Dehumidifier to keep the humidity in the basement at a safe level. The Sani Dry XP drains directly to the TripleSafe, so the homeowner never has to worry about emptying a bucket of water, and their basement will always be protected against high moisture.
