Turner, ME, Basement With Severe Flooding Sealed From The Elements

A homeowner in Turner was experiencing an especially troubling Spring. With their home located in a low area, and having a sand floor, the basement flooded frequently. The water would often get up to four inches deep, and this was a real problem for the homeowner. As soon as they saw an ad for TC Hafford on their television, we got the call to come help.

Due to the sand floor, we started by putting down a drainage matting, which would allow any water to flow to the sump. We then installed a SmartSump sump pump to evacuate the water from the basement. Once outside, the pipes were fitted with an IceGuard piece to allow water to continue to pump outside, even if the pipe gets blocked. Finally, we lined the basement with a CleanSpace Liner to further maintain a dry basement, and prevent moisture build up.

We are interested in buying a home in sabattus maine, it was built in 1900 and has the old foundation with large rocks and fill. It looks like it could use some repair. The back side of the house has a hill behind it and the cinder blocks are pushed inwards at the top of the foundation.

In recent years you have: sealed two crawl spaces, installed a basement perimeter drain system, and, most recently put in a basement dehumidifier with circulating fans into the crawl spaces. In each instance we have been satisfied with the results. While inspecting the sealed crawl spaces I discovered that rodents, presumably mice, have eaten a hole through the white plastic covering on the floor of one space, and also gained access to the second. I can patch the hole easily enough, but want to get rid of the rodent problem first. Poisons have never appealed to me because I don't want, either dead rodents in inaccessable spaces, nor do I want to be responsible for poisoned critters getting out and becoming part of the larger food chain. Some sort of traps make the most sense to me and I would appreciate any advice you might offer on how best to proceed. Types of traps, placement strategies etc.
