Encapsulating a Damp Crawl Space in York, ME

TC Hafford Basement Systems helped homeowners in York, ME with their damp, dirt floor crawl space. They knew moisture could cause mold, or wood rot on their support beams and floor joists. We used our two-step encapsulation system to protect the crawl space. First we install drainage matting, which helps control the ground water. Then we add our CleanSpace liner, a vapor barrier that seals out moisture. CleanSpace is made with an inorganic material that does not allow mold to grow. The homeowners have a fresh, clean crawl space that will protect their home and major systems for years to come!

Crawl Space Encapsulation with Vapor Barrier in York, Maine

Homeowners in York, Maine contacted TC Hafford Basement Systems for help with their crawl space. The crawl space was damp with dirt floors, and the owners were also experiencing sagging floors above the crawl space, which is an indicator that moisture is causing the support beams to fail. We encapsulated the crawl space with our two-step process that involves a layer of drainage matting as well as our CleanSpace vapor barrier liner. Spray Foam insulation was installed along the rim joists to seal the encapsulation and provide improved energy efficiency. Not pictured, we installed 6 SmartJacks which are zinc coated steel posts to immediately lift and level the floors above. Wet Basement Gets a New Slab

This Norway, ME, home had water coming up through the floor due to an old and broken slab. The homeowner wanted to be able to use the spay without their belongings getting ruined and water damaging the health of their home. Ready to take care of the issues and regain control of their basement, the homeowner called TC Hafford Basement Systems and booked a free estimate. The homeowner worked with System Design Specialist Sam Crowley, who helped them design a waterproofing system with a new concrete slab.

 

First, the area needed to be waterproofed, so Drainage Matting was laid down on the floor and WaterGuard Perimeter Drain was installed along the walls where needed. Drainage Matting will create an inorganic barrier to protect the new slab, and WaterGuard will collect and channel water to the new TripleSafe Sump Pump. The TripleSafe Sump Pump features two Zoeller sumps and a battery backup to protect the basement from water in cases of heavy rain. The TripleSafe pumps the water out of the basement through a Buried Discharge line that is protected from ice buildup with IceGuard, keeping the system running all year round without issue. CleanSpace Wall System was installed on the basement walls and attached to the WaterGuard to create a barrier and collect any water that may come in.

 

Next, it was important to take care of some of the structural issues in the basement, so a new Supplemental Beam was installed along with a couple of SmartJacks. SmartJacks are made of galvanized steel and are capable of being adjusted over time as needed to keep the floor above stable and level. Stabilizing the floor above protects the home from long-term damage, saving the homeowner from costly repairs. With the SmartJacks and waterproofing system installed, the basement was ready for the new slab to be poured. Not only does the basement look better than before, but the homeowner is able to use the space however they please without the risk or worry of their belongings being damaged.

Dirt Floor No More in Rumford, ME Basement

Rumford, ME homeowners contacted TC Hafford Basement Systems for help with their wet basement with dirt floors. They were tired of dealing with a muddy mess every time water came into the basement. System Design Specialist Sam C. created a plan to solve their water woes.

 

First we poured a new concrete slab floor to cover the dirt flooring. WaterGuard was installed around the perimeter of the basement to channel water to the new TripleSafe Sump Pump system. The TripleSafe features two Zoeller sumps and a battery-powered backup. The TripleSafe drains water out of the basement and through an Exterior Buried Discharge line that is protected against ice buildup in the winter with IceGuard. CleanSpace Wall System was installed to act as a vapor barrier where needed and channel any additional moisture from the walls to the WaterGuard. A SaniDry Sedona dehumidifier was installed to control the moisture in the space. SprayFoam insulation was added to the rim joists to create an air tight seal and protect against moisture.

Standing Water Problems in Rumford, ME

A Rumford, ME homeowner was frustrated with their ongoing water issues. They contacted TC Hafford Basement Systems for support. The basement had areas of constant standing water. The owner indicated there was no sump pump and they were interested in getting a pump, as well as any other solutions to help keep the basement dry.
