Have you ever walked into a room of your home and felt the floor bounce? What about cracks in the walls? Along with cracked tiles and uneven spaces under baseboards, these are all signs that your home’s floor is sagging and that structural issues are developing. This Saco, Maine homeowner noticed these issues and wanted to take care of the problem as soon as possible. System Design Specialist Brian Donnelly worked with the homeowner to rectify the issue and protect their home from any further damage. They worked together to create a solution that would fix the sagging issues and protect the crawl space from outside elements.
To address the sagging floors, SmartJacks were installed with a Steel Supplemental Beam. SmartJacks replaced the current supports, as seen in the photos. The homeowner opted to encapsulate the crawl space with CleanSpace and Spray Foam. With the system installed, outside elements are kept out, and the crawl space can be used for storage without the fear of moisture causing any damage. Groundwater will be removed by the installed SmartSump and taken out of the crawl space through a buried discharge line. To round out the system, the homeowner also decided to purchase a SaniDry Sedona Dehumidifier to keep humidity at a safe level, meaning they will have peace of mind moving forward, knowing that their crawl space is protected and the structural integrity of their home is intact.
After living with basement troubles for some time, this homeowner thought it was time they finally had something done about it. They contacted us at TC Hafford Basement Systems, and we got to work right away! The main problem concerning this homeowner was their cracking basement wall, which needed additional support. To protect this wall from further damage, nine-foot PowerBrace beams were installed against the surface of the wall, fastened to the floor and joists above the wall. These beams can be tightened over time to force the wall back into position and hold it there permanently. Lastly, to handle the moisture accumulation the homeowner reported, a SuperSump pump was installed in the natural low point of the floor. This will take in any water gathering in the basement and pump it out of the home through a discharge line protected by an IceGuard attachment on the exterior of the home. IceGuard pipe segments protect homes by allowing any water blocked by ice or debris to escape the sides of the line before backing up into the basement.
Now that their basement wall is secured and the moisture problem has been addressed, this homeowner no longer needs to worry about their basement sustaining any long-term damage.
Since purchasing the home four years ago, this Bowdoin, ME, homeowner wanted to address the issues with their foundation and prevent it from failing. System Design Specialist Todd Bernard worked with the homeowner to design a system that would reinforce the foundation wall and prevent any damage to the home. After collaborating, Todd created a system using PowerBrace to stabilize the wall. These steel I-beams will hold the wall in its current position without requiring immediate adjustment. Over time, the PowerBrace System can be tightened to straighten bowing or tilting walls. Now, the homeowner can use their basement for storage without worry, and the health of their home is protected.
