Cinder Block Wall Seeping Water in East Millinocket

System Design Specialist Stacy H. met with an East Millinocket, ME homeowner to give a free estimate on repairing their leaking basement. The homeowner has cinder block walls which are prone to water issues. To fully protect their basement and keep the whole space dry, we installed CleanSpace, drainage matting, WaterGuard, and a TripleSafe sump pump. The CleanSpace is a durable, inorganic vapor barrier that gets attached to the walls and seals up the space, keeping moisture out. Drainage Matting is a durable barrier with dimples to help channel water and elevate the CleanSpace, keeping it clean. WaterGuard captures and channels water to the TripleSafe, which features two Zoeller sumps and a battery-powered backup. The TripleSafe drains water out of the basement and through an Exterior Buried Discharge line.

Newly Purchased Home with a Wet Basement

This Surry, ME, homeowner recently moved into their new home and was quickly introduced to the problems with a wet basement. Water was coming into the basement through the floor and walls during rains. The homeowner wanted to take care of the problem, protect the health of their home, and regain the ability to use the space. The homeowner booked a free estimate with TC Hafford Basement Systems, and System Design Specialist Mark Smith worked with them to design a waterproofing system that would take care of their issues, which included a new Slab with WaterGuard.

Waterproofing The Area

Debris was removed from the basement, and the ground was regraded to prep the area for waterproofing. Drainage Matting was installed to create an inorganic barrier that would channel water to the sump and protect the new slab. WaterGuard was installed around the perimeter and connected to a new TripleSafe Sump Pump. WaterGuard captures and channels water to the TripleSafe, which features two Zoeller sumps and a battery-powered backup. The TripleSafe drains water out of the basement and through an Exterior Buried Discharge line that is protected against ice buildup with IceGuard. CleanSpace Wall System was installed to act as a vapor barrier where needed and channel any additional moisture from the walls to the WaterGuard.

New Slab and SprayFoam

Now that the area was fully prepped and waterproofed, the new slab was ready to be poured. The new slab turned the space into an area that the homeowner can use without the risk of their belongings or appliances being damaged. SprayFoam was installed on the rim joists and walls to insulate the area, keeping cold air out during the winter, making the space more comfortable, and saving the homeowner money on their energy bill. Finishing out the full waterproofing system was the installation of a SaniDry Sedona dehumidifier. The SaniDry Sedona drains directly to the TripleSafe, which allows the basement to be kept at a safe humidity level all of the time without the homeowner having to empty a bucket of water to keep it running.

The homeowner has now gained control over their basement, and their home is healthier than it has been in years, and the space can be used as the homeowner would like.

Lincoln, ME Basement Waterproofed with WaterGuard & CleanSpace Installations

Moving into a home with no prior moisture protection in the basement, this homeowner needed a way to keep water from leaking into their new home in the future. Our team at TC Hafford Basement Systems was able to provide a solution to this problem with a WaterGuard piping installation around the basement perimeter. The buried WaterGuard system captures moisture as it leaks in towards the interior. With a new SuperSump pump installed, the WaterGuard is able to remove the collected water from the basement by passing it through the sump. Finally, a CleanSpace liner was used to encapsulate the interior walls of the basement and Spray Foam was used to fill gaps in the joists above the space. This provides one final layer of defense against the elements; with the CleanSpace holding back any moisture that may enter through the walls as the Spray Foam provides improved heating/cooling efficiency for the homeowner.

With these new installations, this homeowner can now rest assured their new basement won’t be susceptible to flooding and moisture damage. The WaterGuard system will keep this basement water-free for years to come!
