Moisture was a problem in this Little Deer Isle, ME, home, leading to musty orders coming from the crawl space and making its way into the home. The homeowner was ready to take care of the issue at its source, so they booked a free estimate with TC Hafford Basement Systems. System Design Specialist Alan Noyes worked with the homeowner to design a crawl space encapsulation system that would seal up the area and keep moisture out.
The crawl space was first regraded, and CleanSpace with Drainage Matting was installed. Drainage Matting gets laid down first to elevate the CleanSpace and with its dimpled design, Drainage Matting helps to channel any groundwater to a sump. CleanSpace was installed and attached to the crawl space walls to encapsulate the area. CleanSpace is an inorganic and durable vapor barrier that keeps moisture and small critters out while turning the crawl space into a perfect area for storage. A SmartSump liner was installed so if groundwater becomes an issue in the future, a sump pump can be easily installed without the need to disrupt the encapsulation system. Finally, a SaniDry Sedona Dehumidifier was installed to keep the humidity at a safe level to prevent mold and musty smells. The SaniDry Sedona was installed with a Condensate pump, so the homeowner never needs to worry about emptying a bucket, and the SaniDry will always run when it needs to.
A homeowner from Penobscot, ME reached out to TC Hafford Basement Systems for help with their 200 year old damp crawlspace. The area was built with a granite foundation, along with a concrete floor that was not pitched properly. The homeowner already had a sump pump but the water was not making it to the pump to be removed. System Design Specialist Stacy H. met with the homeowner to give a free estimate on how to best meet their needs in protecting their crawlspace.
To fully encapsulate the crawl space and keep moisture and critters out, CleanSpace with Drainage Matting was installed. Drainage Matting is a durable barrier with dimples to help channel water and elevate the CleanSpace, keeping it clean. CleanSpace is a durable, inorganic vapor barrier that gets attached to the walls and seals up the crawl space, keeping moisture out. WaterGuard was installed around the perimeter and connected to a new SmartSump pump. WaterGuard captures and channels water to the SmartSump, which then drains water out of the basement and through an Exterior Buried Discharge line that is protected against ice buildup with IceGuard.
SprayFoam was installed on the rim joists and walls to insulate the area, keeping cold air out during the winter, making the space more comfortable, and saving the homeowner money on their energy bill. Finishing out the full waterproofing system was the installation of a SaniDry Sedona dehumidifier. The SaniDry Sedona drains directly to the SmartSump, which allows the basement to be kept at a safe humidity level all of the time without the homeowner having to empty a bucket of water to keep it running. The crawlspace now looks and feels 200 years newer! The homeowners can use the space without any further worry of water issues.
A local church in Orland, ME reached out to TC Hafford Basement Systems for help with their sinful crawlspace. They were constantly battling moisture problems, and were tired of the messy dirt floor. System Design Specialist Craig Z. met with the pastor to review the crawlspace and determine the best course of action.

To keep water from building up on the floor in the future, a slab Drainage Matting was laid on the dirt floor before a fresh slab of concrete was poured over the floor. Within this new slab, WaterGuard pipes were buried around the outer edge. These pipes will capture any moisture trying to enter the space through the floor in the future and guide the collected water to the TripleSafe sump pump for removal from the home. Finally, a CleanSpace liner was used to encapsulate the walls of the basement. This will both brighten up the space as well as guide any water coming in through the walls down into the WaterGuard for removal.
With a properly waterproofed basement below their home, this Stonington, ME homeowner can now make use of the space without any moisture negatively affecting their property.
Living with an old sump in the basement below their home, this homeowner would occasionally experience a flooding basement when the water entering the space would overwhelm the limited sump. This began with WaterGuard piping being buried around the outer edge of the basement floor, connected to a SuperSump pump. The new WaterGuard piping will collect any leaking moisture in the future and guide it directly to the sump where it will be removed from the home without reaching the surface of the floor. The water will exit the home through a discharge line protected by both IceGuard & LawnScape pipe segments.
With these systems working in tandem below this home, this homeowner will have no further moisture problems plague their basement. The WaterGuard piping will keep this basement water-free for years to come!
