Wet Crawl Space in Bar Harbor, ME

Moisture has wreaked havoc on this Bar Harbor, ME, crawl space, and the homeowner couldn’t let the issues continue, so they booked a free estimate with TC Hafford Basement Systems. System Design Craig Ziegenbein worked with the homeowner to design a system that would seal their crawl space and keep humidity from causing damage and rotting out the wood.

CleanSpace with Drainage Matting was first installed to encapsulate the area and create a barrier between the outside elements and the crawl space. Drainage Matting is a durable, dimpled matting that creates a channel that allows ground water to flow to the sump pump and elevates the CleanSpace to protect it. CleanSpace is an inorganic vapor barrier that gets attached to the walls to seal the crawl space from moisture and small critters. An UltraSump was installed to take the water from the area and pump it away from the home through a new Exterior Buried Discharge line. The Discharge line and the sump system are protected from freezing during the winter with the installation of IceGuard. To finish the encapsulation system, the old and rotting crawl space entrance cover was replaced with a new EverLast Access Panel that keeps air and moisture from coming into the crawl space.

Now the homeowner is happy being able to use their crawl space for storage with moisture no longer affecting the health of their home.

Summer Home Plagued by High Moisture

This Northeast Harbor, ME, summer home has had an issue with high moisture in it’s crawl space for the past couple of years. The homeowner was worried about mold coming into the living space, causing costly repairs and creating unhealthy living conditions for the family. The homeowner wanted to get the problem solved as fast as possible, so they booked a free estimate with TC Hafford Basement Systems.

The area was first prepped by regrading the ground to create a smooth base. The crawl space needed to be encapsulated to seal up the area and keep moisture out, so CleanSpace with Drainage Matting was installed. Drainage Matting was laid down to create a gap that allows water to be channeled to the sump pump and works to protect the CleanSpace. CleanSpace was installed on top of the Drainage Matting and was attached to the crawl space walls to seal up the area. CleanSpace is a durable vapor barrier that keeps moisture and critters out, reducing mold and creating the perfect space for storage. A Sump Liner was installed so a sump can be added in the future if needed without having to modify the encapsulation system. Finally, a SaniDry Sedona Dehumidifier was installed, and with the addition of a Condensate Pump, the homeowner never has to go into the basement to empty a bucket and the humidity will be kept at a safe level year-round. The home is now fully protected against moisture, and the homeowner will no longer have to worry about mold-causing issues in their summer home.

Saving Energy and Keeping Your Crawl Space Clean

Dampness, rot, and rodents are not how you want to describe the conditions of your crawl space, but for this Hancock, ME homeowner, this is the reality. After owning the home for 15 years and looking to eventually make this their forever home, the homeowner called TC Hafford Basement Systems for help.

 

System Design Specialist Nima Farshid met with the homeowner and spent time in the crawl space to design a system that would meet the needs of the home and the expectations of the homeowner. This included removing the old insulation and debris so that the work could begin. CleanSpace with Drainage Matting was laid down to create an inorganic barrier that keeps the outside elements where they belong. Encapsulating the crawl space ensures that wind, moisture, and critters can’t cause damage to the home. Wanting to make sure the home stays energy efficient, Spray Foam was installed to seal and insulate the area. Finally, a CleanSpace Vent Cover was installed to fully encapsulate the crawl space.

 

The homeowner can rest easy knowing their home is protected from the elements and is more energy efficient, saving them money on their energy bill in the future.

Vacation Homes Need Love Too

This Seal Harbor, ME, home has an issue. The homeowner wants to remodel the home, but with water coming in, nothing would be safe from damage. Large cracks in the slab were an invitation to groundwater, and when it rains, water was not shy about showing up without an RSVP. To add some salt to the wound that is a wet basement, this is a summer home and won’t be monitored full-time. This means that if it rains in the off-season, there would likely be no one home to check the basement, leading to more issues and drastically reducing the health of the home.

 

System Design Specialist Mark Smith worked with the homeowner to put together a plan to solve the issues in the basement and provide the homeowner with peace of mind. A new slab would be necessary as repairing the old one was not worth it. Before the new slab is poured, Drainage Matting is put down with a perimeter of WaterGuard. WaterGuard will take water that seeps in and channel it to a TripleSafe Sump Pump that’s attached to an exterior buried Discharge Line that will move the water away from the house, where it will no longer be a concern. IceGuard is attached to the Discharge Line, preventing the buildup of ice and ensuring clogging won’t be an issue in the winter.

 

Now that the system is in place, the homeowner is free to remodel the home without the concern of water damage or the need to check on the house every time it rains.

TripleSafe Sump Upgrade Protects Southwest Harbor, ME Basement from Flooding

With moisture leaking in through their stone foundation, this Southwest Harbor, ME homeowner needed a way to prevent this moisture from flooding their basement in the future. After receiving their free consultation from our sales representative, they hired us at TC Hafford Basement Systems to resolve their foundation problem. Once our installation crew arrived at the property, they began work on the solution to this wet basement problem by installing a TripleSafe sump system in the natural low point of the floor. Now when water enters the space, it will accumulate within the sump where it will then be removed from the basement through a PVC discharge line. The TripleSafe sump contains three pumps within itself. The two main pumps operate on power from the home while the third pump is a battery-operated backup pump. These three pumps work together to ensure water no longer pools up across this basement floor, even during harsh storms.  Outside the home, an IceGuard pipe segment along with a LawnScape discharge port were attached to the discharge line. The IceGuard will provide an extra layer of protection against flooding by allowing any water blocked by ice or debris to escape the line before flooding back into the basement.

With their new sump system in place, this homeowner should no longer find their basement full of standing water following any rainfall. The TripleSafe unit will maintain a water-free basement for this homeowner for years to come!
