TC Hafford Basement Systems Before & After Photos

Harpswell, Maine homeowners reached out because their basement was smelly, and they noticed water pooling on the floor. Musty odors often come from basements that are high in moisture and humidity, allowing things like odors or mold to take over. We installed a SaniDry Sedona high efficiency air system to control the humidity in the basement, while also filtering the air. The SaniDry Sedona has a MERV 8 filter to remove allergens and control odors, and the dehumidification system can remove over 100 pints of water from the air each day. We also installed a TripleSafe sump pump system to remove groundwater before it seeps into the basement. 

We helped Harpswell, Maine homeowners with this leaking basement recently. The foundation walls had some vertical cracks allowing water to seep in, and the basement did not have a sump pump. We installed CleanSpace Wall System to cover the wall cracks and direct water to the new WaterGuard perimeter drainage system. CleanSpace Wall System is a vapor barrier that seals moisture out of the basement, while allowing incoming water to remain behind the liner and direct to the drainage and sump pump. WaterGuard connects to their new TripleSafe sump pump so water is pumped away from the home. CleanSpace is made of an inorganic material, so it is mold resistant as well. Moisture comes in and is directed behind the liner down to their new WaterGuard drainage system. WaterGuard connects to a new TripleSafe sump pump (not pictured here) that pumps water away from the home through an exterior buried discharge line. Spray Foam insulation was also installed around the perimeter of the rim joists to seal the CleanSpace liner, and keep cold air out. Spray Foam insulation is water and mold resistant, so it is a great choice to use in basements.

Moisture was weighing down the fiberglass insulation, causing it to pull away from the home, rendering it ineffective. To stop the water intrusion we installed our two-step encapsulation system, first a layer of drainage matting with our CleanSpace vapor barrier installed on top. Drainage matting allows the groundwater to flow freely underneath, while CleanSpace seals it out of the crawl space. We removed the old fiberglass insulation and installed Spray Foam insulation. Spray Foam is a great product for crawl spaces because it is water and mold resistant, while also improving the energy efficiency of the home.
