Surry, ME Basement Sealed Using FlexiSpan
A homeowner came to TC Hafford shortly after adding on to their home. This addition seemed to have caused some problems in their basement. A crack had formed in one of the corners, and water was easily leaking in during rain. This was a problem that couldn’t be overlooked, and we had a representative head to the home to give the homeowner a free estimate. After the homeowner decided on what they wanted done to fix their problem, our crew got to work! We started by filling this crack with sealant. This acts as the first line of defense against rain water trying to enter. Over the top of this sealant, we secure a foam matting. This matting is the second barrier keeping water out. Finally, another layer of sealant is added over the top of the foam. This completes the FlexiSpan. FlexiSpan gets its name from being able to bend and change shape to maintain alignment with the crack should any part of the wall shift. We then installed a SaniDry XP Dehumidifier to dry out the moist air built up in the basement. Now even if moisture should enter through other openings, the SaniDry XP will keep the atmosphere in the basement moisture free.
Newly Purchased Home with a Wet Basement
This Surry, ME, homeowner recently moved into their new home and was quickly introduced to the problems with a wet basement. Water was coming into the basement through the floor and walls during rains. The homeowner wanted to take care of the problem, protect the health of their home, and regain the ability to use the space. The homeowner booked a free estimate with TC Hafford Basement Systems, and System Design Specialist Mark Smith worked with them to design a waterproofing system that would take care of their issues, which included a new Slab with WaterGuard. Waterproofing The Area Debris was removed from the basement, and the ground was regraded to prep the area for waterproofing. Drainage Matting was installed to create an inorganic barrier that would channel water to the sump and protect the new slab. WaterGuard was installed around the perimeter and connected to a new TripleSafe Sump Pump. WaterGuard captures and channels water to the TripleSafe, which features two Zoeller sumps and a battery-powered backup. The TripleSafe drains water out of the basement and through an Exterior Buried Discharge line that is protected against ice buildup with IceGuard. CleanSpace Wall System was installed to act as a vapor barrier where needed and channel any additional moisture from the walls to the WaterGuard. New Slab and SprayFoam Now that the area was fully prepped and waterproofed, the new slab was ready to be poured. The new slab turned the space into an area that the homeowner can use without the risk of their belongings or appliances being damaged. SprayFoam was installed on the rim joists and walls to insulate the area, keeping cold air out during the winter, making the space more comfortable, and saving the homeowner money on their energy bill. Finishing out the full waterproofing system was the installation of a SaniDry Sedona dehumidifier. The SaniDry Sedona drains directly to the TripleSafe, which allows the basement to be kept at a safe humidity level all of the time without the homeowner having to empty a bucket of water to keep it running. The homeowner has now gained control over their basement, and their home is healthier than it has been in years, and the space can be used as the homeowner would like.
Crack In East Blue Hill, ME Basement Wall Sealed
A homeowner in East Blue Hill had a crack form in their basement wall. This crack was allowing water to easily leak in from the surrounding soil and flood the basement. The homeowner needed something done about this, and was looking for a solution. After speaking with a previous customer of ours, they were turned on to TC Hafford Basement Systems. Soon after hearing about us, they gave us a call and got their free estimate. We dispatched our crew and got to work! To begin the sealing of the crack, we cleaned out the crack with a wire brush to remove any loose dirt or debris from the crack. Next, we placed small tubes along the crack every foot or so. We then plastered sealant over the top of the crack to create a cavity inside the crack, that the tubes could reach. Finally, to fill in the crack and seal out water, we injected Polyurethane in through the tubes we left in the crack. This will spread and fill the entire crack, solidifying and sealing out moisture permanently. Now this crack flooding the basement is no longer something this homeowner needs to worry about.
Seeping Basement Gets SuperSump in Lincoln, ME
TC Hafford Basement Systems helped Lincoln, ME homeowners with their wet basement. The homeowners noticed water seeping in where the walls meet the floor. To waterproof the space we first installed WaterGuard, a perimeter drainage system, to capture any water intrusion. WaterGuard connects directly to the SuperSump pump to be pumped away from the home through an exterior buried discharge line. IceGuard protects the discharge line from freezing up in the winter so the pump system won't back up. The homeowners can now safely use their basement without worry of damaging their belongings.
Lincoln, ME Home Waterproofed Properly with WaterGuard Installation
A homeowner living in Lincoln, ME owned a basement which would take on water during rainfall. Unable to locate the source of the leak, they thought it would be best to have the space professionally waterproofed. After a quick Google search, they found TC Hafford Basement Systems and gave us a call to get the job done! As soon as our installation crew got to the home they began work. To prevent water from entering the space through the surrounding concrete, WaterGuard piping needed to be installed. After excavating a trench around the perimeter of the floor, the pipes were buried beneath a fresh layer of concrete. The WaterGuard pipes within the floor will now capture any water entering through the floor and guide it directly to the sump to be removed. Within the sump, a SuperSump sump pump was placed to force the water up and out of the home through a PVC discharge line. The SuperSump can handle up to 2,650 gallons of water per hour, plenty of power to keep this basement water-free. Outside the home, two additions were attached to the discharge line. The first addition was an IceGuard pipe section placerd just outside the home. This piece of piping has special angled holes built into it, which allow for water blocked by ice or debris to exit without backing up the line. Finally, a LawnScape discharge port was used to end the line, where the water will drain away into the ground. With their newly waterproofed basement, this homeowner can now use the space without worrying about water damage to their property. The WaterGuard system will keep this baseemnt dry for years to come!
Waterproofing Finished Basement in Lincoln, Maine
Owners of a seasonal waterfront camp had been dealing with leaks in their finished basement for years, making the space unusable. They contacted TC Hafford Basement Systems to waterproof the space so they could regain access to the additional living space. We installed WaterGuard, a perimeter drainage system that captures incoming moisture and channels it directly to their new TripleSafe sump pump. The TripleSafe has two Zoeller pumps as well as a third battery back up pump that continues to function even if the home loses power. Water is pumped away from the home through an exterior buried discharge line that is protected with IceGuard so it doesn't freeze up in the winter. A SaniDry Sedona high efficiency air system was installed as well to filter allergens from the air, and control the humidity level in the basement.
Home In Ellsworth, ME With Flooding Drain Gets Much Needed Waterproofing
Adam and Kate had been having issues with a water drain in their basement. The drain would overflow during heavy rain and start to flood their basement. This was something they wanted fixed ASAP, so they turned to the Yellow Pages for help. After Adam & Kate contacted us, our foreman Bill Niles and his crew got to work. The old drain, which would flood, was dug out of the basement, and replaced with a SuperSump sump pump. This was connected to the outside, through an IceGuard pipe. IceGuard pipes are specially crafted to allow for water to continue to be pumped outside even if the lower end of the drainage pipe is blocked by debris or ice. These new additions are sure to keep Adam and Kate’s home dry, even during intense storms.
A New Home Addition Causing Issues
After putting a new addition onto their home, this Ellsworth, ME, homeowner has had issues with moisture in their crawl space. Not wanting to move on to other home improvement projects without fixing their crawl space, the homeowner called TC Hafford Basement Systems and scheduled a free estimate. System Design Specialist Mark Smith drove out and met with the homeowner to work with them on designing a crawl space encapsulation system.   First, TC Hafford removed the old plastic from the crawl space and laid down brand-new Drainage Matting. Drainage Matting features dimples that create a gap, allowing any groundwater to be channeled without causing any issues to the crawl space. CleanSpace is then laid on top of the Drainage Matting to create an inorganic barrier between outside elements and the crawl space. Finally, a SmartJack was installed to better support the floor above and remove any bounce the floor had.   Now the crawl space is encapsulated, and because of CleanSpace’s bright white color, light is reflected, resulting in a perfect storage area that is protected from critters, moisture, and any other outside element that could cause issues.
