This Northeast Harbor, ME, summer home has had an issue with high moisture in it’s crawl space for the past couple of years. The area was first prepped by regrading the ground to create a smooth base. The crawl space needed to be encapsulated to seal up the area and keep moisture out, so CleanSpace with Drainage Matting was installed. Drainage Matting was laid down to create a gap that allows water to be channeled to the sump pump and works to protect the CleanSpace. CleanSpace was installed on top of the Drainage Matting and was attached to the crawl space walls to seal up the area. CleanSpace is a durable vapor barrier that keeps moisture and critters out, reducing mold and creating the perfect space for storage. A Sump Liner was installed so a sump can be added in the future if needed without having to modify the encapsulation system. Finally, a SaniDry Sedona Dehumidifier was installed, and with the addition of a Condensate Pump, the homeowner never has to go into the basement to empty a bucket and the humidity will be kept at a safe level year-round. The home is now fully protected against moisture, and the homeowner will no longer have to worry about mold-causing issues in their summer home.

The WaterGuard is then covered over with loose rocks and cement to conceal it within the floor. Next, we installed a SuperSump sump pump along with an UltraSump backup battery. This combination will keep pumping water out of the basement in the heaviest of rain storms, even if the home is without power. The water is evacuated through a PVC discharge line, which we attached an IceGuard piece to on the exterior of the home. The IceGuard is a special pipe that will allow the water to exit the side of the line in the event of a blockage further down the pipe. Now Bruce should no longer fear water damage in his basement! The first thing that needed to be done was to excavate the interior perimeter of the basement, Once this area was dug up, we installed a WaterGuard pipe system. This is a special kind of pipe that will capture all the water entering in through the walls or up from underneath the basement. This system is then cemented into place with concrete. We then installed a TripleSafe sump pump. The WaterGuard will guide the collected water to this pump, where it will be pushed up and out of the basement. The TripleSafe pump is unique in that it contains three separate pumps. One primary pump, a backup pump in case there is too much water for the first, and a final, battery operated pump to keep the basement dry should the power go out. The water is pumped through PVC up and out of the basement, and once outside, travels through an IceGuard filter we attached. The IceGuard will allow for the water to continue to exit the basement; even if the lower end of the discharge line is blocked by ice or debris. Finally, we installed a SaniDry XP Dehumidifier. This is to maintain a dry atmosphere within the basement should any moisture still find its way into the basement air. Now moisture is the last thing this homeowner needs to be worried about.

The IceGuard has special angled holes built in which allow trapped water to escape. This will release water from the line if ice or other debris causes a blockage lower down, protecting the basement from a backup of water. Finally, a LawnScape port was attached to the end of the piping. Here, the water can flow out through the openings in the grate on the LawnScape that will keep out leaves and other larger debris. With these additions to their home, this homeowner no longer needs to drain their basement of water regularly. Our automated SuperSump pump will do the work for them!
