We recently helped homeowners in Northport, Maine with their damp and musty crawl space. Not only did the space have an odor, but the moisture had caused some damage to the wood beams supporting their home. To keep water out, we installed our two-step encapsulation system, including drainage matting and CleanSpace vapor barrier. A SmartSump pump was added to remove groundwater away from the home. We also installed a SaniDry Sedona high efficiency air system to control the humidity, removing 100 pints of moisture per day from the crawl space.
Not pictured here, we also installed a new supplemental beam and SmartJacks. Since the original wooden beams had water damage and were beginning to rot, we secured the home by stabilizing it with the new beams. SmartJacks are zinc-coated steel posts that are custom fit to the space and can be adjusted over time.
When the floor above their crawlspace started to droop due to moisture build up and potential rot in the supports, this Belfast, ME homeowner called us at TC Hafford Basement Systems to receive a free estimate on the cost of repairs. Shortly after their meeting with our sales representative, the homeowner hired us to get started on a waterproofing solution for the crawlspace. When our installation crew arrived at the home their first objective was to replace the old failing supports with new SmartJack pylons. These adjustable supports will enable our team to relevel the floor above the crawlspace. Next, a Drainage Matting & CleanSpace liner were utilized to encapsulate the crawlspace with a proper vapor barrier. The Drainage Matting rests below the CleanSpace, creating channels for blocked water to travel toward where it can most easily drain back into the earth. The CleanSpace covers the flood and walls of the Crawlspace with a thin layer to lock out any leaking moisture that would otherwise accumulate within the space.
With a complete vapor barrier as well as new supports in their crawlspace, this homeowner will no longer be troubled by moisture problems below their home. This barrier will maintain a dry crawlspace interior for many years into the future!
This Swanville, ME, homeowner has had a leaky basement for over five years and has noticed it getting progressively worse over the last year. Water has been coming in and creating a small stream in front of their fireplace, which has ruined the bottom of the walls, making it impossible to finish the basement. With no plans to move anytime soon, the homeowner called TC Hafford Basement Systems for help. System Design Specialist Nima Farshid sat with the homeowner to design a waterproofing system that would address the needs of the home and exceed the homeowner's expectations. A WaterGuard Perimeter Drain was installed and connected to a SuperSump, which is attached to an exterior buried discharge line that takes the water far from the home, preventing further issues. With waterproofing protection in place, the homeowner is now free to finish their basement and finally turn it into a usable space.
Clogged gutters lead to overflowing water, damage to the roof of a home, and create situations where homeowners could get hurt on a ladder, especially during the winter months when ice can build up. Gutter Shutter’s unique design prevents clogging and allows the homeowner to enjoy the benefits of gutters without the headache they can leave them with. This Belfast, ME, homeowner was looking to replace their old clogged gutter with something new, so they called Gutter Shutter by TC Hafford Basement Systems for a free estimate. System Design Specialist Josh Hamel met with the homeowner and worked with them to design a Gutter Shutter system that would protect their home from rainwater.
Gutter Shutter features a larger, six-inch aluminum build that is formed and cut on site to allow for a seamless design that can fit any size needed, whether the home requires a 2-foot section or a 90-foot section of gutter. With the integration of the shutter on top, pine needles, leaves, and even small critters such as squirrels are kept out of the gutter, preventing clogs. Since water is able to flow unobstructed even during heavy storms, ice buildup during the winter months isn’t a problem, and snow melting on the roof won’t turn into icicles that could potentially be dangerous to the homeowner. Gutters are necessary to prevent soil erosion and water runoff that could lead to larger, more expensive problems, such as water in a homeowners basement that could lead to damage and the loss of belongings. Gutter Shutter allows the homeowner to keep their home healthy and themselves safe from the dangers of climbing ladders to clear a clog.
Homeowners in Belfast, Maine had to deal with costly mold remediation in their crawl space. They did not want the mold to come back, and reached out to TC Hafford Basement Systems for help. We encapsulated their crawl space to seal out moisture. The dirt floors and stone walls were damp and letting water seep in. Our encapsulation process involves two steps, first a layer of drainage matting to control the groundwater, followed up by our CleanSpace vapor barrier on top. CleanSpace prevents moisture from coming in, and because it is made of an inorganic material it prevents mold from being able to grow. We also installed a TripleSafe sump pump to remove the groundwater away from the home. Finally, a SaniDry Sedona dehumidifier was installed, which not only controls the humidity to a healthy level preventing moisture, but also filters out allergens like mold spores.
