Crawl Space Repair Before & After Photos

We helped homeowners in Mechanic Falls, Maine who had failing lally columns in their basement. The lally columns were rusting and the owners wanted to ensure the home had proper support. We installed SmartJacks, which are galvanized steel beams that can each hold 60,000 lbs of weight. We connected the SmartJacks to a new supplemental beam to help stabilize the home above. The zinc-coating on the steel protects the beams from rust so they will not have the same problem again. 

Homeowners in Windham, Maine had ongoing moisture issues in their crawl space. We provided a free estimate in 2019, and returned again in 2026 after many more years of dealing with the problem. A family member with asthma had moved into the home, and improving the air quality was a big concern. Moisture in a crawl space can create mildew and mold, and the stack effect brings that air from the crawl space up into the home.

We encapsulated the crawl space with drainage matting and CleanSpace vapor barrier to seal out water. Spray Foam insulation was installed along the rim joists to improve the energy efficiency, as well as prevent moisture. Not pictured, we also installed a SaniDry Sedona high efficiency air system. The SaniDry Sedona not only controls the humidity to a healthy level, keeping the crawl space dry, it also has a MERV 8 filter to remove allergens such as mold spores.

We recently helped keep the Poland Spring Preservation Society, well...preserved!! They were experiencing water intrusion in the crawl space of one of their buildings, and were concerned it could lead to mold problems. We encapsulated the crawl space with our CleanSpace vapor barrier and drainage matting. CleanSpace seals out moisture, allowing groundwater to flow under the liner, keeping the inside of the crawl space dry. CleanSpace is an inorganic material and is treated so that it prevents mold growth. 

Old Orchard Beach, Maine homeowners wanted to improve their crawl space so they reached out to TC Hafford Basement Systems for help. The crawl space already had an old plastic liner the owners were unhappy with, so they wanted to upgrade to a proper vapor barrier, as well as add a sump pump. We installed our two-step encapsulation system including drainage matting and CleanSpace vapor barrier. Drainage matting controls the groundwater and channels it to their new SmartSump pump to be removed away from the home. CleanSpace seals out moisture and also prevents mold growth to keep the crawl space structure and air healthy. 

A homeowner from Carrabassett Valley, ME recently purchased their house and reached out to TC Hafford Basement Systems for a free estimate to waterproof their crawlspace and install a sump pump. Our System Design Specialist Nick C. met with the homeowner and created a plan to fully protect their crawlspace. 

CleanSpace with Drainage Matting was installed. Drainage Matting is a durable barrier with dimples to help channel water and elevate the CleanSpace, keeping it clean. CleanSpace is a durable, inorganic vapor barrier that gets attached to the walls and seals up the crawl space, keeping moisture out. A SmartSump was installed to capture water and pump it through the new Exterior Buried Discharge line. The Discharge line takes the water far from the home and with the installation of IceGuard, the entire system is protected against ice buildup in the winter. SprayFoam was installed on the rim joists and walls to insulate the area, keeping cold air out during the winter, making the space more comfortable, and saving the homeowner money on their energy bill. Finishing out the full waterproofing system was the installation of a SaniDry Sedona dehumidifier.
