Moisture was a problem in this Little Deer Isle, ME, home, leading to musty orders coming from the crawl space and making its way into the home. The homeowner was ready to take care of the issue at its source, so they booked a free estimate with TC Hafford Basement Systems. System Design Specialist Alan Noyes worked with the homeowner to design a crawl space encapsulation system that would seal up the area and keep moisture out.
The crawl space was first regraded, and CleanSpace with Drainage Matting was installed. Drainage Matting gets laid down first to elevate the CleanSpace and with its dimpled design, Drainage Matting helps to channel any groundwater to a sump. CleanSpace was installed and attached to the crawl space walls to encapsulate the area. CleanSpace is an inorganic and durable vapor barrier that keeps moisture and small critters out while turning the crawl space into a perfect area for storage. A SmartSump liner was installed so if groundwater becomes an issue in the future, a sump pump can be easily installed without the need to disrupt the encapsulation system. Finally, a SaniDry Sedona Dehumidifier was installed to keep the humidity at a safe level to prevent mold and musty smells. The SaniDry Sedona was installed with a Condensate pump, so the homeowner never needs to worry about emptying a bucket, and the SaniDry will always run when it needs to.
This homeowner in Sargentville, ME, faced a common issue with their newly purchased home: a wet basement with dirt floors. This Stillwater, ME basement got the complete waterproofing treatment! Before TC Hafford Basement Systems came in, the basement had cracked concrete floors, fieldstone walls that leaked, and no sump pump or dehumidifier. We poured a brand new slab floor complete with slab WaterGuard, a perimeter drainage system. WaterGuard funnels water directly to the new TripleSafe Sump Pump. The TripleSafe has two Zoeller pumps, as well as a battery back up, for full protection against pump failure and power loss. We also added a SaniDry Sedona high efficiency air purifier to filter out dust and mold spores, and maintain a consistent humidity in the space. Water from the SaniDry discharges directly into the TripleSafe, and is then removed far from the home through an exterior buried discharge line.

The area was built with a granite foundation, along with a concrete floor that was not pitched properly. The homeowner already had a sump pump but the water was not making it to the pump to be removed. CleanSpace is a durable, inorganic vapor barrier that gets attached to the walls and seals up the crawl space, keeping moisture out. WaterGuard was installed around the perimeter and connected to a new SmartSump pump. WaterGuard captures and channels water to the SmartSump, which then drains water out of the basement and through an Exterior Buried Discharge line that is protected against ice buildup with IceGuard.
SprayFoam was installed on the rim joists and walls to insulate the area, keeping cold air out during the winter, making the space more comfortable, and saving the homeowner money on their energy bill. Finishing out the full waterproofing system was the installation of a SaniDry Sedona dehumidifier. The SaniDry Sedona drains directly to the SmartSump, which allows the basement to be kept at a safe humidity level all of the time without the homeowner having to empty a bucket of water to keep it running. The crawlspace now looks and feels 200 years newer! The homeowners can use the space without any further worry of water issues.
